In NSW, first home buyers pay no stamp duty on properties valued up to $800,000 — for both new and established homes. A concessional rate applies between $800,001 and $1,000,000. Can I get the NSW FHOG on an existing home?
No. The $10,000 NSW First Home Owner Grant applies only to brand-new homes, off-the-plan purchases and substantially renovated properties. What is the Help to Buy scheme and can NSW buyers access it?
Help to Buy is a federal shared equity scheme that launched on 5 December 2025. The government contributes up to 40% of the purchase price for new homes and 30% for existing homes, meaning you need as little as 2% deposit. Income caps apply ($100,000 for singles, $160,000 for couples). NSW buyers can access this scheme through participating lenders.
Can I combine the NSW FHOG with the 5% Deposit Scheme?
Yes. From October 2025, the 5% Deposit Scheme has no income caps and unlimited places, making it accessible to almost all eligible NSW first home buyers. On a new home under $600,000, you could receive $10,000 FHOG plus no stamp duty plus no LMI — stacking three benefits simultaneously.
How does the First Home Super Saver Scheme work in NSW?
The FHSS lets you make voluntary contributions into your super fund (up to $15,000 per year, $50,000 total) and then withdraw those contributions — plus associated earnings — for your first home deposit. Because super contributions are taxed at 15% rather than your marginal rate, you save the difference. You must set this up before making contributions — you cannot backfill past savings.
